Feasibility includes three concepts--market feasibility, economic feasibility, and financial feasibility. The first asks the question, “If we built it, will they come?” The second, “If we build it and they come, how much will they pay us?” The third asks, “If they build it and they come and they pay us, will it be profitable?” This sort of analysis is at the core of the highest and best use study, and is one of the first steps in all complex real estate development decisions.
